In 2008, J Street began looking for existing assets in or close to the urban core which could be improved and had potential for value creation. After identifying the property then known as 666 11th Street, we
teamed with UBS and acquired the 110,000 square foot building built in 1969. This core asset is located on Metro Center in the center of Washington’s vibrant business district.
Challenges
The property was an older but high quality building with many attractive features but presented prospective tenants with a tired appearance and dated finishes.
Solutions
The first step to upgrading the property’s image was a name change from 666 11th to 1100 G and the creation of fresh marketing materials. In late 2009, we embarked on a major renovation of the building to enliven its street presence and upgrade and refinish the interiors. This major renovation included:
